Ashburnham Estate House

Ashburnham Estate House is a small, delightful 1930s tea planter’s residence that has been thoughtfully transformed into a tranquil hillside retreat near Kandy and offers outstanding value. Set overlooking the Knuckles mountain range, Ashburnham Estate House enjoys a spectacular setting amongst a hundred-acre tea estate and even has its own private waterfall.

With its relaxed atmosphere of a private home, this boutique hotel is designed to offer guests the chance to experience the leisurely lifestyle of colonial-era tea planters and offers accommodation in six spacious, individually designed rooms that combine modern comforts with colonial character.

The main house comprises four double rooms (Bay Room, Balcony Room, Sunset Room and Hideaway Room) as well as the Ashburnham Suite, which occupies one side of the house. The Bay Room, Balcony Room and the Ashburnham Suite feature either a private veranda or balcony. The Sunset Room and the Hideaway Room can be booked as interconnecting rooms (if required), which makes them ideal for families travelling with teenagers. The large Family Room, located at the back of the house, features a four-poster double bed and two single beds and is perfect for families travelling with young children.

At Ashburnham Estate House, tasty Western and Sri Lankan meals are served either in the dining room or out on the terrace, offering sublime views of the surrounding landscape. Activities on offer include a stroll through tea fields, soft treks through the estate, a rewarding walk leading to your own private waterfall, cooking lessons with the resident chef, bicycle rides through surrounding villages, and the chance to pick tea leaves alongside estate workers.

Leisure facilities at Ashburnham Estate House include an outdoor pool with a children’s waterslide, a tennis court and an indoor games room with plenty of board games.

Ashburnham Estate House is also an excellent base for trekking in the Knuckles mountain range.
